DO YOU ACCEPT CREDIT CARDS?
Yes, we can definitely take cards. Many people are also paying by check, cash or money order at the inspection. If unable to access, the online credit card is the easiest and fastest. There is also a way to pay with checking account online that avoids credit card fees, ask us for that method
DO YOUR REPORTS CONTAIN IMAGES?
Yes, we definitely have images in our reports. Images are used to show/explain some concerns with the home, and also used to verify that things are operating correctly such as the flames of the furnace in operation.
ARE YOU LICENSED AND INSURED?
Yes, we have all the needed licenses and insurances. Our inspectors are more than just state licensed, they are also all certified with InterNachi, and several are also Certified Master Inspectors (CMI) through InterNachi.
HOW LONG WILL IT TAKE AFTER THE INSPECTION FOR ME TO GET THE REPORT?
We have the home inspection reports completed and the link to the report emailed out the same day as the inspection, usually in the evening. Some large multi-unit or commercial inspections take a bit longer and you should have those late that night or the very next morning at latest.
ANY CANCELLATION FEES?
Out of respect to our home inspectors time, and the removal of times slots that other could have used to schedule, we do have cancellation fees. Once a radon monitor is dropped off, that total fee cannot be refunded.
If there are lab fees and materials involved with a service that was started, then those costs also will not be refunded.
HOW SOON CAN YOU GO OUT AND INSPECT THE HOUSES?
We promise openings within 48 hours. Sometimes we can even do the same day if you contact us early that day. The online scheduling system will not show an opening within 16 hours so as to give inspectors time to see the schedule. If you need something fast, call us. Sometimes we can create a time slot.
WHAT TOOLS/EQUIPMENT DO YOU USE FOR INSPECTIONS?
Varies with the scope of the inspection. Outlet testers, flashlights and screwdrivers are the basic. We also use thermal imaging cameras, moisture meters, ladders, pole cameras, sewer scope cameras, etc

We get a mix of referrals from good ethical agents, past clients, and many are finding us through internet searches and seeing the hundreds of reviews that we have.
WHO BACKS THE WARRANTY AND GUARANTEE?
The 90-day warranty and the short-term water line and sewer line warranty is backed by a reputable home warranty company that is located here in Ohio. The other guarantees are backed by Habitation Investigation.
Claims are “filtered” through a third party for unbiased processing.
HOW DO I SCHEDULE?
We make it easy! Use the online scheduling system to pick the day and time that works best for you the buyer. We then do the work of making the needed contact to get that day and time approved and getting access information. If there is an issue with that time we will let you know. Confirmation emails and texts go out so everyone is kept in the loop.

HOW LONG WILL THE INSPECTION TAKE?
Typically 2.5-3 hours on site. If larger than 5000 sf or multiple services being done we will look at sending a second or even third inspector to help make things time efficient.
ARE YOU OK WITH ME MEETING YOU THERE DURING THE INSPECTION?
Yes definitely! We encourage buyers to be there at the inspection if possible. Get there towards the beginning to give yourself time to look around and take measurements if you want. While there we can point some things out and answer questions.
DO YOU EMAIL THE REPORT?
Yes, same day typically. Most often that same evening.
DO YOU WORK ON WEEKENDS?
Yes we do. We also do not charge extra for weekend inspections.
IS THERE ANYTHING I SHOULD DO ON MY END PRIOR TO THE INSPECTION TAKING PLACE TO ENSURE IT CAN BE COMPLETED PROPERLY?
Let us know the day or so before the inspection if there are anything specifically that you might be concerned about regarding the home, and if there are certain tests you want done. Not all the inspectors carry the sewer scope camera nor do the VOC testing, so we need to coordinate to make those things happen for you.
Keep your inspection time period in mind when scheduling. Radon testing is required by the state to be at least 48 hours, VOC testing takes approx 3 days for results, mold testing takes 1-2 days typically for results.
