I really appreciate your inspection report. You did a great job! We discovered the cause for the leak in the basement over the dryer. There is a crack in the shower surround in the master bathroom, and this causes the leak and also the dampness in the carpet in the master closet. Many thanks for your good eyes on this.

Double tap before the main breaker in the electric panel. This is a big safety issue because. With this done there is no breaker protection for the extra conductors and all that they provide electricity to.
The grey colored pipes here are polybutylene. Polybutylene is a plastic material used extensively during the 1980s and 1990s that has proven to be more prone to leakage than other types of supply piping systems like copper.
A class action lawsuit has been filed regarding this material that requires the manufacturers to cover piping systems installed between Jan. 1, 1978 through July 31, 1995.
Knob and tube wiring is buried or has significant contact with insulation. Knob-and-tube wiring is designed for use in hollow spaces of walls, ceilings, and attics and utilizes the free air in such spaces for heat dissipation. Weatherization of hollow spaces by blown-in, foamed-in, or rolled insulation prevents the dissipation of heat into the free air space. This can result in higher conductor temperature, which could cause insulation breakdown and possible ignition of the insulation.
My tool indicated that the wiring is still in use.
Several structural piers were non standard or sub standard.

In this attic it was discovered that there was absolutely no insulation at all. Significant increases in heating and cooling bill will occur every year, year round until corrected.

Here we have a bucket filled with sand being used as a footer to support a pier in a crawl space.

Here is a foundation wall that is failing and signicantly leaning in. Notice the insulation stuffed to help prevent air leakage so we know that someone knew of the issue.
This area was not observable until I removed foam boards that were placed oddly on the exterior of the house.
I saved not only the home buyer from a headache but also the home seller from a lawsuit for hiding such a known issue.
The roof sheathing is slowing burning here. The flue for the gas water heater became disconnected (perhaps when the new roof was installed) this allowed the hot exhaust to contact the underside of the roof and slowly burn it.
I am glad to have found this because it would have likely caught fire eventually and burn the home endangering the new owners.
